Metal roofing in 2026: standing seam vs metal shingle, costs, lifetime value

Metal roofing penetrated ~17% of residential by 2026 (up from 11% in 2020). It costs more upfront but lasts 2–3x longer than asphalt. The decision math depends heavily on how long you'll be in the home and your region.

Standing seam metal: $9–$15 per sq ft installed

Concealed-fastener premium system. 50+ year lifespan typical. Warranty 30–50 years. Wind-rated to 160+ mph. Most common in coastal hurricane zones, snow country (sheds snow), and high-end modern architecture. Premium look + premium price. ROI strong if you stay 15+ years.

Metal shingles / tiles: $7–$12 per sq ft installed

Looks like asphalt or slate but lasts 40+ years. Lower price than standing seam, better wind rating than asphalt. Growing share of residential market. Good middle-ground for homeowners who want metal benefits without standing-seam aesthetics.

Corrugated / R-panel: $5–$8 per sq ft installed

Exposed-fastener basic metal. Cheaper but fasteners need re-tightening every 10–15 years; warranties shorter; aesthetics agricultural. Common on outbuildings, barns, and budget residential in rural areas.

The math vs asphalt

Architectural asphalt at $6/sq ft × 25-year life = $0.24/sq ft/year. Standing seam at $12/sq ft × 50-year life = $0.24/sq ft/year. About equal lifetime cost — BUT metal adds no labor for the second install, doesn't generate landfill waste, has higher resale impact (~3–5% home value lift in many markets), and doesn't have the maintenance/repair cycles asphalt does.

Install quality matters more than brand

Metal roofing performance depends entirely on flashing details, expansion/contraction allowance, and fastener engineering. A standing seam system installed by a generalist is worse than mid-tier metal shingles installed by a specialist. Hire a metal-roof specialist or pay your asphalt contractor to subcontract a specialist.
