Flat roof systems: TPO, EPDM, modified bitumen — what's actually different
Flat (low-slope) roofing is its own universe — completely different materials, different failure modes, different installation requirements than pitched roofs. If you have a flat roof on a home addition, garage, or commercial building, you need to know this.
TPO (thermoplastic): $6–$10 per sq ft installed
White single-ply membrane, heat-welded seams. Most installed flat roof system today. Reflective (lowers cooling costs), recyclable, 20–30 year lifespan. Hot-air seam welding requires skilled installers; bad seam work fails fast. The right default for new flat roofs.
EPDM (rubber): $5–$9 per sq ft installed
Black single-ply membrane, adhesive seams. Lower cost than TPO. 25–40 year lifespan when properly installed. Heat absorbent (worse for cooling), but cheaper and proven for 50+ years. Often the right choice for re-roofs and budget-conscious residential.
Modified bitumen: $7–$11 per sq ft installed
Multi-ply asphalt-based system, torch-applied or self-adhered. Strong puncture resistance (good if you walk on the roof). 20–30 year lifespan. Old-school but reliable. Common in commercial; less common residential now that TPO has caught up.
Built-up roofing (BUR): $7–$11 per sq ft installed
Layered tar-and-gravel system. Multi-decade history. Mostly legacy; rarely installed new now except for some commercial. If you have a BUR roof and it's 25+ years old, replacement with TPO or modified bitumen is usually the move.
Install quality is everything
Flat roofs fail at the seams, the parapet flashings, and the drains. The membrane material is secondary. Hire a specialist who shows you their seam-welding process, drain detail, and warranty terms. A great TPO install will outlast a sloppy modified bitumen install by a decade.
TPO is the default for new residential flat roofs. EPDM for budget reroofs. Modified bitumen for high-traffic surfaces. Always specialty installation — flat roof failures are usually install errors, not material failures.
